Housing and plumbing in the older south end

Thornton began as a planned community in the 1950s, and its earliest streets sit in the south end of today's city, roughly around Washington Street and the blocks north of 84th and 88th Avenues. Many homes there are modest single-story ranches, some with full or partial basements, built close together on lots that now have large, mature trees. Additions, finished basements and remodeled bathrooms have been layered on over the decades.

Sewer laterals from that era were often clay or cast iron, assembled in short sections. Some have since been replaced or lined; many have not. Joints shift over time, which is the classic setup for root intrusion and offset joints. That is why recurring slow drains here deserve a camera inspection rather than another round of cabling.

What tends to be different here

Lateral age
Often original or partly replaced; materials may change along the run
Trees
Mature trees in front yards and parkways close to laterals
Basements
Mix of full, partial and later-finished basements; floor drain often next to the furnace
Cleanouts
Older homes may lack an outdoor cleanout; access may be inside the basement
Sewer provider
Generally City of Thornton utilities; confirm on your bill

Checks worth doing in an older south Thornton home

  • Find out whether an outdoor cleanout exists; if not, ask a plumber whether adding one makes sense
  • Ask previous owners or records whether the lateral has been replaced or lined
  • Get a camera inspection if lower drains slow more than once a year
  • Look at the basement floor drain for staining or residue that suggests past overflows
  • Ask about a backwater valve if the house sits lower than the street
  • Check that the basement furnace and water heater are not set directly beside the floor drain on bare concrete with storage around them

Repair or keep cleaning?

  • IfThe camera shows roots at one or two joints and the rest of the pipe is soundThenA spot repair or partial lining may solve it; ask for options.
  • IfRoots, offsets and cracks appear along most of the runThenAsk about full replacement or full-length lining, and get a second opinion.
  • IfThe lateral runs under a large tree you want to keepThenAsk whether trenchless methods can avoid cutting major roots.
